1. What cookies are
Cookies are small text files that the sites you visit save on your device and read back on later visits. Alongside cookies there are other tools serving the same function — local storage, tracking pixels, software identifiers — which this notice calls “cookies” for simplicity and treats in the same way.
Cookies are first-party when set by this site and third-party when set by external providers. By purpose they are technical — essential to operation, requiring no consent — or non-technical (non-anonymised statistics, profiling and marketing), which require your prior consent.
2. How consent works on this site
On your first visit a banner lets you accept all, reject all in a single click and with equal visual prominence, or choose category by category under “Customise”. Until you make a choice, no non-technical cookie is installed: closing or ignoring the banner does not count as consent.
Your choice is remembered for 6 months, after which the banner reappears. You can change your mind at any time using the button below or the “Cookie preferences” link in the footer of every page. Withdrawal applies going forward and does not affect the lawfulness of processing carried out beforehand.
3. The categories used by this site
3.1 Necessary cookies — always on
These keep the site working and remember your cookie choices. They do not profile you, are not shared, and under Article 122 of the Italian Privacy Code require no consent.
| Name | Type | Provider | Purpose | Retention |
|---|---|---|---|---|
| casadama_consent | Local storage, first party | Casa Dama | Stores which cookie categories you accepted or rejected, so the banner is not shown on every page | 6 months |
3.2 Statistics cookies — only with your consent
These tell us, in aggregate form, how many people visit the site, which pages they land on and which content works best. They are managed through Google Tag Manager, which does not itself set profiling cookies but is the container the other tags fire from: it runs in Google Consent Mode v2 and stays in the “denied” state until you give consent.
| Name | Type | Provider | Purpose | Retention |
|---|---|---|---|---|
| _ga | Cookie, third party | Google Ireland Ltd. | Distinguishes unique users by assigning a random identifier | 2 years |
| _ga_<ID> | Cookie, third party | Google Ireland Ltd. | Maintains session state for Google Analytics 4 | 2 years |
| _gid | Cookie, third party | Google Ireland Ltd. | Distinguishes users within a single day | 24 hours |
| _gat | Cookie, third party | Google Ireland Ltd. | Throttles the rate of requests sent to Google Analytics | 1 minute |
Provider notice: policies.google.com/privacy. You can opt out of Google Analytics across all sites by installing the browser add-on Google provides.
3.3 Marketing cookies — only with your consent
These measure how well our Facebook and Instagram campaigns perform and allow more relevant ads to be shown. They are set by the Meta Pixel, which is not loaded at all until you give consent.
| Name | Type | Provider | Purpose | Retention |
|---|---|---|---|---|
| _fbp | Cookie, third party | Meta Platforms Ireland Ltd. | Identifies the browser to measure conversions and build advertising audiences | 3 months |
| _fbc | Cookie, third party | Meta Platforms Ireland Ltd. | Records the click on a Meta ad that brought you to the site | 3 months |
| fr, datr, sb | Cookie, third party | Meta Platforms Ireland Ltd. | Ad delivery and security, set on the facebook.com domain | From 3 months to 2 years |
Provider notice: facebook.com/privacy/policy. You can manage ad preferences from your Meta account settings.
3.4 External content — only with your consent
In the The Room section the site hosts a 360° virtual tour supplied by CloudPano. Until you enable this category, a placeholder appears instead of the player and no request is sent to the provider’s servers. You can still view the tour by opening it directly on the CloudPano site.
| Name | Type | Provider | Purpose | Retention |
|---|---|---|---|---|
| Player technical and session cookies | Cookies and local storage, third party | CloudPano | Load the tour, remember the scene being viewed and the viewer settings | Session or up to 1 year, per the provider |
Provider notice: cloudpano.com/privacy-policy.
4. Links to external platforms
Some buttons on the site lead to third-party services: TheFork for booking, Tripadvisor for reviews, Instagram for the social profile, WhatsApp for messaging us and Google Maps for directions. These are plain links: we embed no widgets or iframes from these platforms and no data reaches them until you click. Once the link is open, the destination site’s own cookie notice applies:
- TheFork — privacy and cookies
- Tripadvisor — cookie policy
- Instagram — privacy policy
- WhatsApp — EEA privacy policy
- Google — how it uses cookies
5. Managing cookies from your browser
Besides this site’s preference panel, you can block or delete cookies from your browser settings. Note that indiscriminately disabling all cookies, technical ones included, may break this and other websites.
6. Non-EU transfers, rights and contacts
Some of the providers listed here may transfer data to the United States, on the basis of the EU-US Data Privacy Framework adequacy decision or the European Commission’s Standard Contractual Clauses. Details, together with the full list of your rights (access, rectification, erasure, restriction, portability, objection, withdrawal of consent and complaint to the Italian Data Protection Authority), are set out in the Privacy Policy.
For any request you can write to casadamasas@pec.buffetti.it or call +39 011 242 4437.
7. Updates
This notice may change to reflect new tools or new legal requirements. The version in force is always the one published at this address, with the last-updated date at the top of the page. If we introduce new tools subject to consent, we will ask for your consent again.
